About the Plan
What are you going to build?
Since September 2022, we have been working on the redevelopment of Weesperzijde 190. The building will primarily serve as an office, with various (publicly accessible) amenities on the lower floors.
How tall will the building be?
The building will be approximately 61 meters tall. It is currently 57 meters.
Will the new construction create more shadow?
No, the shadow impact will remain comparable to the current situation.
How many office spaces will the future building have?
The exact number of office spaces is not yet known, as the building is being designed to be flexible and sustainably rented to multiple large office tenants.
How large is the building?
The current building is approximately 63,000 m², with about 41,000 m² of office space and 22,000 m² of parking garage and basement. After redevelopment, about 5,200 m² of office space will be added.
What types of businesses will be housed there?
We expect to attract innovative companies that prioritize sustainability.
What kind of amenities will the building offer?
The ground floor and -1 level will form the heart of the building, where (semi-public) amenities will be located. The final layout will be determined in collaboration with the municipality, but some ideas include a restaurant with a terrace overlooking the Amstel, a cocktail bar in the basement, and small shops near the station that complement the current neighborhood offerings. The public entrance hall will offer various functions, such as lunch spots, spaces for presentations and events, or simply places to relax.
Will these amenities be accessible to local residents?
Yes, most amenities will be accessible to local residents.
What about potential noise from the terrace?
The terrace will be enclosed by the building, which will limit noise transmission. Agreements regarding opening hours will be made with the future user. These details will be developed further, considering any concerns from the neighborhood.
Until what time can the terrace of the hospitality facilities remain open?
This is not yet determined and will be developed in consultation with the municipality, taking the neighborhood into account.
Are rental prices known yet?
No, rental prices will be determined later after a market analysis.
Will there be housing in the building?
No, there will be no housing in the building. After extensive studies, we concluded that a high-rise residential tower above the parking garage is not feasible.
What will the future building look like in terms of design?
The design combines accessibility with the preservation of its brutalist character. Larger windows have been added to make the building more inviting, allowing more natural light and creating an open appearance. The entrance has been redesigned to be more welcoming, and a public boardwalk has been added to connect visitors and passersby. Despite these enhancements, the defining elements of the brutalist design will be preserved and respected.
Can the old façade elements remain?
The façade elements cannot be reused due to asbestos in the construction and lack of insulation options.
Process & Planning
What work is planned for the near future?
Currently, we are working on asbestos removal, which is expected to be completed by early 2025. Once the new building permit is obtained, we will begin dismantling the façade, likely in the first quarter of 2026.
Why is there a gap in the planning? What happens in the meantime?
This is due to statutory lead times and decision-making periods by the municipality. In the meantime, we will carry out small, non-permit-required activities and secure the building.
When will the building be delivered?
We expect the delivery to be at the end of 2029 or early 2030. This is indicative and subject to external factors.
How do you coordinate your activities with other parties building in the area?
We regularly consult with all parties in the area to coordinate activities.
Construction Work
Is the contractor already known?
No, the contractor has not yet been selected. The contractor will be chosen for each phase of the project. We will inform the community as soon as this is known.
What are the contractor's working hours?
The contractor’s working hours, as per the environmental permit, are Monday through Saturday from 07:00 to 19:00. In practice, work will often take place Monday through Friday from 07:00 to 17:00.
Do you expect to cause inconvenience?
Building in an existing environment unfortunately does not go unnoticed. We aim to carry out the work with attention to the surroundings. The neighborhood will be informed in advance about the work and expected disruptions, and adjustments will be made as needed.
When do you expect the most disruption?
The most disruption is expected in 2027, during the construction of the new structure. We will inform the neighborhood in advance and are open to questions and concerns.
How do you handle damage caused by construction activities?
Structural surveys have been conducted in the risk area of our activities. These will be repeated before construction begins. If damage to a property occurs due to the work, these surveys will help resolve the issue appropriately.
How are construction activities such as vibrations and noise monitored?
We will place noise and vibration meters where necessary, in consultation with the contractor.
How is safety on and around the construction site ensured?
The site will be fenced off with construction barriers and secured by a professional security company (FSB) that provides 24/7 surveillance.
What will be the route for construction traffic?
The construction traffic route has not yet been finalized. We are consulting with the municipality of Amsterdam, Stadgenoot, and Ballast Nedam. Together, we are carefully coordinating construction sites and access routes. It is expected that Weesperzijde will become a key route, but it is not yet certain whether it will be used for both incoming and outgoing construction traffic. We will inform you as soon as more details are available.
How is loading and unloading arranged?
We aim to carry out loading and unloading within the construction site. We are currently discussing this with the municipality of Amsterdam, Stadgenoot, and Ballast Nedam. We are exploring options for a larger construction site to safely load and unload on-site and dismantle the façade components safely. We will inform you as soon as more details are available.
What about the sewage system?
Since there will be no heavy demolition or groundwork, we do not expect any impact on the sewage system. We will reuse the current house connections.
How do you handle pests?
At the start of the work in 2022, a pest control specialist was engaged. Various pest control measures have been taken, including placing rat traps that are regularly checked and maintained. We also ensure that the construction site and surrounding fencing are kept clean and free of waste to prevent pests.
Traffic and Parking
What impact will your plans have on the current traffic situation?
This depends on the final design of the public space, which will be managed by the municipality of Amsterdam.
How will traffic to the building be accessed in the future?
Cars will leave the site via Amstelplein. Existing access for cyclists and pedestrians will be maintained, with new routes added.
Where will users of the building park?
The parking garage will accommodate approximately 180 cars and 1,500 bicycles.
Has a traffic study been conducted?
Yes, a traffic study is being conducted in collaboration with our mobility advisor, Goudappel. Since the number of car parking spaces will be significantly reduced, we expect fewer traffic movements.
How do you handle increasing traffic disruption in the area?
Traffic controllers will be deployed if necessary.
Surrounding Developments
How do you take other projects in the area into account?
Regular consultations take place between the various parties in the area. The municipality is also present during these consultations.
Are there any consequences for the infrastructure around the project area?
There will be more traffic movements due to trucks transporting materials to and from the construction site.

How will we be informed about the progress of the project?
We will keep you updated via our website www.weesperzijde190.nl and our digital newsletter. Additionally, letters will be sent to the immediate vicinity at key milestones. If a personal explanation is needed, an appointment can always be made.
